My Gt uncle Charlie Bloss ran the Marlborough House tea rooms in Station road for a while. (Not sure of dates) The business failed, not sure if he managed it or owned it. I have 2 postcard photos of the house, one is the same as Eileen Jackson’s on the internet, the other looks slightly older. I will add this picture later. Can anyone tell me if the building still exists? If not what happened to the building, or what stands in it’s place now.

Marlbourgh House was between Maurice road & Keer Avenue near the seafront. There are mainly houses and flats there now.

Marlborough House was actually on the corner of Station Rd and Eastern Esplanade.I delivered Greetings Telegrams for wedding receptions there, must have been 1954. What struck me most about the interior was how light it was due to having a glass roof supported by very ornate cast-iron girders. I think the building survived till 1959 when the 2 large semi-detached houses were built on the site. I can’t remember who the builder was but I know Johnny FitzGearald’s Dad was the bricklayer.
Denys Cooks page, noted by the link above, whose grandfather owned the property says it was at the bottom of Seaview Road. Which more or less agrees with you Graham.
